We’re still seeing record high sales prices of homes in the Oyster Bay Harbour Community of Fernandina Beach, Florida, despite the rising interest rates. In fact, the average square-foot sales price of a home in the neighborhood is 7% higher than it was just a year ago. This home was on the market for less than 48 hours. The $980,000 sales price of this home equated to $366/square-foot. This sales price was a bit higher than the $360/square-foot average sale price seen in the 2nd quarter of this year, and nearly 7% higher than the average square-foot price of homes during the 3rd quarter 2022.Homes Currently Available for Sale in Oyster Bay Harbor 96026 Park - $1,100,000 – MLS #105512 As of September 30, 2023 there is currently one existing home listed as Active for sale in the Oyster Bay Harbour neighborhood of Fernandina Beach, which is another home I have listed for sale at 96026 Park Place. The Top 5 Things to Know About the Fernandina Beach, FL Real Estate Market
Did you know that last month the average sales price of a home in our Amelia Island, Fernandina Beach, and surrounding Nassau County, Florida area was down more than 20% compared to just one year ago? The local real estate market in our area is starting to show more signs of softening. Here with the top 5 things you need to know about our local real estate market: Not only are homes selling for less than they were a year ago, they are also taking longer to sell.This past month, it took an average of 33 Days for Single Family homes in our area to go Under Contract after they were listed for sale on the MLS. This is up from 11 days a year ago. It also took an average of 102 days for homes to ultimately sell to sell compared to just 63 days this time last year. The number of new homes coming on market has remained steady.Last month 167 homes in our Amelia Island and surrounding Nassau County, Florida area were listed for sale. This was similar to the number of homes that hit the market the previous month, as well as this time last year. Active listings of homes for sale has been increasing.While the number of new homes coming on the market has remained steady, the number of active listings is increasing. At the end of last month there was currently 2.6 months of inventory of homes in our area. This is up more than 30% compared to a year ago. The percentage of homes being paid for with cash is about the same. Although the average interest rates for home mortgages increased significantly compared to this time last year, the same percentage of homes (27%) are being paid for with cash. As mentioned at beginning, average sales price of a home in our area has decreased significantly. The average sales price in our area is currently $506,966. This is down 21% compared to a year ago when the average sales price was $641,970. It’s also down more than $50,000 from the average sales price of $560,411 just one month ago. That said, no one has a crystal ball and can for sure tell you exactly what the real estate market is going to do going forward. June 2023 Real Estate Market Update for Fernandina Beach and Amelia Island, FL
Here's your June 2023 Real Estate Market Overview For Amelia Island, Fernandina Beach and the Surrounding Nassau County, Florida Area While interest rates are at the highest point they’ve been at in quite some time, surprisingly so are the number of people using mortgages to purchase a home in the Amelia Island, Fernandina Beach, Yulee and surrounding Nassau County, Florida area. Here are the Top 5 things you need to know about our local real estate market this month: The average sales price of a home in our area has decreased slightly. The current average sales price of a home in our area is $560,411. This is down -7.3% compared to one year ago, and down 9% from the average sales price of $614,262 we saw in May of 2023. Inventory remains steady. The current supply of homes listed active for sale is 2.6-months, which is about what it has been for most of the year. However, it’s nearly double what it was this time last year. Homes are taking a bit longer to sell than they were one month ago. This month the median time to contract was 35 days, and the median time to sale was 94 days. This is up slightly from the median time to contract of 27 days and median time to sale of 70 days we saw one month ago. But it’s still up quite a bit from the median time of just 8 days to go under contract we were seeing a year ago. More buyers are using mortgages to purchase homes in the area. While interest rates have increased to some of the highest rates we’ve seen this year, this month 75% of homes were paid for using a mortgage. This is up from the previous month when 68% of homes were paid for with a mortgage. Historically, the slowest time for the real estate market in our local area is from July 15 – August 15th. While the summer is the slowest time for real estate in our area, the fall is the fastest time.
