Oyster Bay Harbor Neighborhood Real Estate Update - 2024, 1st Quarter

While the demand for existing resale homes in the Oyster Bay Harbour Community of Fernandina Beach, FL has slowed down this quarter, we’re still seeing significantly high prices for homes in the community. Additionally, vacant lot sales have started picking up again. As a top listing agent in the Oyster Bay Harbour neighborhood as well as a resident realtor, here's a quick recap of the Oyster Bay Harbour real estate market as we start off 2024.

Recent Home Sales in Oyster Bay Harbor

Two homes sold during the 1th quarter of 2024. Both were new homes constructed by the builder Artisan and located in the newer section of Oyster Bay close to the yacht club. The average square-foot price of these new homes was $373/sq-ft. This was down from the average $422/sq-ft price of homes sold in the 4th Quarter of 2023, but up 29% from the average $326/sq-ft price of the new home sold in Oyster Bay one year ago.

Homes Currently Available for Sale in Oyster Bay Harbor

As of March 31, 2024 there are currently six existing homes listed as Active for sale in the Oyster Bay Harbour neighborhood of Fernandina Beach ranging in price from $969,000 - $1,799,000. The average listed price per square foot is $367.

New Home/Lot Packages Available for Sale in Oyster Bay Harbor

There are also currently two home/lot building packages listed Active for sale in Oyster Bay Harbour with an average price of $1,285,000, or $402/square-foot. Two home/lot packages that had been previously listed Active for sale in the MLS by the builder Artisan have been withdrawn.

Homes Under Contract in Oyster Bay Harbor 

Three homes are currently Under Contract in the neighborhood. All of these are villas that are in the process of being built by the builder Artisan. The average square-foot price of these homes is $323/square-foot, for a total average price of $855,666 per villa. However, this listed price may differ from the final sale price once the homes are fully specked out and built.

Vacant Lots Sold in Oyster Bay Harbor

While home sales have slowed down in the neighborhood, lot sales have picked up! Three lots sold in Oyster Bay Harbour last quarter – 1 interior lot and 2 marshfront lots.

The lot I listed and sold at 96621 Bay View Dr. for $375,000 was a record setting lot sale for the Oyster Bay neighborhood! The previous record was when I sold this same lot two years earlier for $349,000.

Vacant Lots Available for Purchase in Oyster Bay Harbor

While there are no vacant lots currently Under Contract in the Oyster Bay Harbour neighborhood, there  are currently 9 vacant lot listings Active for sale, 4 of which I have listed for sale. The average price of lots listed for sale is $283,589.

What Buyers are Looking For in Oyster Bay Harbor
