Initial Consultation with Colleen

 
Colleen takes time to listen to and understand your wants, needs, and goals for a property in the Florida real estate market. This consultation is the first step in that process.
 
In the consultation, you'll learn more about the home buying process, the current real estate market conditions in the Amelia Island and Fernandina Beach area, and get any questions you have answered.
 
Following the consultation, Colleen will develops a unique plan for you on how to reach you goals and successfully close on the property they want to buy.

Shop for Your Property

Home Inspection

A home inspection is an important part of the home buying process. It can help you identify any potential problems with the home before you purchase it, so that you can make an informed decision about whether or not to buy the home.

Appraisal

If you are financing the property, your lender will likely have the property appraised. An appraiser determines the fair market value of the property. 
 
If you are not financing the property but are interested in getting an appraisal, Colleen can provide you with a list of local appraisers.

Finalize Documents

Colleen will guide you through the final stages of the buying journey, including managing your transaction with utmost care, closing preparations and after sale services to support you. 
 
Colleen has strong communication skills that enable her to keep you and all parties in the transaction “in the loop” throughout the contract to closing process.

Final Walk Through

Just before closing, Colleen will schedule a final walkthrough of the property.  This is your last chance to make sure that the property is in the same condition as it was when you made your offer, and that any agreed-upon repairs have been made.

Closing & Move-In
Colleen will work to keep the closing process as simple and straightforward as possible.

The closing process is where the buyer and seller execute and sign all remaining legal documents and pay closing costs and escrow items. Once all paperwork is executed you will receive the keys to your new home and  then all that’s left to do is celebrate!
