Oyster Bay Harbor Neighborhood Real Estate Update - 2023, 4rd Quarter

We had some significant sales of homes in the Oyster Bay Harbour community of Fernandina Beach, FL this past quarter, which has an impact on your property values. As a top listing agent in the Oyster Bay Harbour neighborhood as well as a resident realtor, here's a quick recap of the Oyster Bay Harbour real estate market as we close out 2023.

Recent Home Sales in Oyster Bay Harbor

Five homes sold during the 4th quarter of 2023. Two homes were new builds, and three were existing homes, two of which I both listed and sold. The $2,050,000 sales price of the home I listed and sold at 96254 Soap Creek Dr. equated to a whopping $514/sq-ft. This was a record-setting square-foot price sold for the Oyster Bay Harbour.

The average square-foot price of homes sold in the 4th Quarter of 2023 was $422/sq-ft. This was up 17% from the $360/sq-ft. average price last quarter, and up 26% from the $334/sq-ft. average price this time last year.

Not factored into this average valuation is the unique estate located at 96604 Sand Penny Island. This property sold for $3,200,000 million on 10/12/23 and had been listed for sale for $4,650,000.



Homes Currently Available for Sale in Oyster Bay Harbor

As of December 31, 2023 there are currently four existing homes listed as Active for sale in the Oyster Bay Harbour neighborhood of Fernandina Beach ranging in price from $989,000 - $1,399,000. The average listed price per square foot is $350.

New Home/Lot Packages Available for Sale in Oyster Bay Harbor

There are also currently 3 lot/home building packages listed Active for sale in Oyster Bay Harbour with an average price of $1,318,000, or $383/square-foot.

Homes Under Contract in Oyster Bay Harbor 

6 homes are currently Under Contract in the neighborhood. All of these homes are in the process of being built by Artisan and New Atlantic builders. The average square-foot price of these homes is $338/square-foot, for a total average price of $902,500 per home. However, this listed price may differ from the final sale price once the homes are fully specked out and built.

Vacant Lots Sold in Oyster Bay Harbor

If you watched my video last quarter, you learned that vacant lot sales have slowed down and that no vacant lots had sold in the first three quarters of 2023. However, I have some good news this quarter as there has been some movement in the 4th quarter of 2023. I’m happy to report I sold the vacant lot at 96642 Soap Creek Dr, on 11/21/2023 for $250,000.

Additionally, another lot I listed for sale at 96621 Bay View Dr. in late November went Under Contract in just 12 days.

There are currently 10 vacant lot listings Active for sale, 4 of which I have listed for sale. The average price of lots listed for sale is $272,656.
