Real Estate Term to Know: Milestone Inspection

A milestone inspection is a structural inspection of a building performed by a licensed architect or engineer. The purpose of a milestone inspection is to ensure a building's safety through an assessment of its structural components and general structural condition.
In Florida, milestone inspections are required for all condominium or cooperative buildings that are 25 or 30 years of age, with three or more floors in height. The inspections must be conducted by a licensed architect or engineer and must be filed with the local building department by the end of 2024.
The milestone inspection process consists of two phases:
- Phase One: A visual examination of the building's major structural components, including the load-bearing walls, columns, beams, and slabs. The inspector will also look for signs of structural distress, such as cracks, sagging, or deflections.
- Phase Two: If any signs of structural distress are found during Phase One, the inspector may recommend a Phase Two inspection. This more in-depth inspection will involve testing and analysis of the building's structural components.
The results of a milestone inspection will be reported to the building's owner and to the local building department. If any significant structural problems are found, the owner will be required to take steps to repair or replace the damaged components.
